When is the right time to start looking for my next rental home?
That question will have different answers depending on where you are around the country, but in our neck of the woods here in the Superior Wi, Duluth Mn area, you’ll want to start looking as soon as you can. New homes are usually listed shortly after the New Year, and they often will be snatched up just as quickly as they appear. If you want your pick from the premium selection of the area, you’ll want to be searching for them early and often. January – March is usually when the majority of properties are rented, though this can vary by year.
Why start so early?
Superior, Wi - Duluth, Mn is home to a number of colleges including the University of Wisconsin Superior (UWS), Wisconsin Indianhead Technical College (WITC), the University of Minnesota Duluth (UMD) and Lake Superior College (LSC). Students like to secure their housing for the next year early. This ensures that they have somewhere to be, and that they don’t have to attempt to focus on finding a home during the rush of finals week. For families looking, it’s best to try to get in before the College Students grab the best houses, and for those of you seeking higher education, start looking early, because you know your peers will be.
It’s already late in the season. Can I still find a good rental home?
In general, the longer you wait, the harder it’s going to be to find a really great rental. The best properties are often snatched up in the heat of the season, however, there are often a few gems that get buried in the shuffle. These can still be found weeks or even months after the initial rush.
How do I find the house that’s right for me?
Looking online can be a great way to find rental homes. It opens your searches up to a wide variety of houses and apartments, and gives you an idea of the price range of the area.
One thing to keep in mind when looking is what type of building you want to rent. Do you want an apartment, a house, a duplex? Use specific search criteria to narrow your results.
If you find a house that you like, don’t wait! It’s good to think things through, but you don’t want to lose your chance by waiting too long.
If you find a house that looks nice, but isn’t exactly what you are looking for, give the landlord a call. Most landlords have more than one property, and even if the house you found isn’t the right fit for you, they just might have one that is.
Other good options include the Facebook Marketplace, Craigslist, and the Zillow family of websites, including Hotpads, Trulia and more.
